I need to buy a house with a good resale value. How do I determine if my house will increase in value within the next 10 or 20 years?

hmmm...Other than historic information, who can predict if it is going to happen or not? What if global warming contibutes to a drastic change in temperature and resources?....Many factors...Loaded question.
