Citizenship requirements!

I have 2 questions:
1. The rule states that you need continuous residency for 30 months (i.e. not leave US for more than 6 months) and for the other 30 months you shall not be out of US for more than 12 months. Is this really true and if so can I keep living outside US for the other 30 months with no absence more than 11 months per visit and without changing my permanent address in the US?

2. Do I have to be employed in the US to apply once I meet eligibility requirements?

Huh? You got the rules quite confused...
The rules are listed in the "Guide to Naturalization", available on the USCIS website.
There are two main requirements:
1. Physical presence in the US for half of the 5 years, i.e., 30 months.
2. Continuous residence. Single absences over 6 months break the continuous residence (unless you can convince them otherwise.) Single absences over 1 year always break the continuous residency requirement.

A third requirement is that you have to live in the state or district where you are applying for 3 months before applying.

You can not live abroad while having a GC. The requirement for maintaining the GC is that you permanently reside in the US. It is called "Permanen Residence" for a reason. Any stay abroad must be temporary in nature. You also always have to file US tax returns as resident and declare your worldwide income.
If you live abroad, you risk that your GC is considered abandoned, and without GC, no citizenship...
