PIO or OCI card

Hi,

I am trying to find out whether I will be eligible to get the Indian OCI card. Both my parents were born and brought up India. I was born in Zambia, Africa and had the Indian Passport. Currently I am a US Citizen with US passport. I would like to purchase some land in India (Residential) and will need to find out whether I can get the OCI card or PIO card. Thank you for your help in this matter.
