I wanted to invite my Mexican friend to join me on a 3 month vacation in the USA in March. She does not have a real job (freelancer, doesn't pay taxes) and doesn't own any property in Mexico so I'm worried she won't have strong enough ties to Mexico for them to approve her. Anybody have any experience with a situation like this? I made a nice invitation letter with a detailed itinerary.

None of us can predict, with any accuracy, whether your girlfriend's visitor visa will be approved. But if the reviewers have any information that she plans to visit a fiancee, she will be considered to be applying for a visitor visa to avoid a more complicated fiancee or spousal visa application, and her chances of approval are diminished.
